To get the best price for your home, we recommend that you list in Mid-May to Mid-June.
In the Inland Northwest, there is some variation each year on which month is the best to sell. In 2022, April and May brought the best prices.
In 2023, July and August brought the best prices.
In 2024, it was June and July
A lot of this variation has to do with the weather. If home sellers want to hit the peak season, we generally recommend listing within 8 weeks of the final snow melt.
Many buyers wait all winter, and once they have their taxes settled, they are ready to go. Sunny days inspire house shopping.
If your home is in good condition, you should be in good shape to wait until the lawn greens up a bit.
If your home needs a bit of TLC, listing earlier in the season is better. The price may not be quite as high, but the buyers tend to be less picky. They’ve been waiting all winter to get out of their current situation, and they are willing to overlook a few flaws.
Politics, Interest Rates, and Market Confidence also play a role.
